The Three Pathways

Choose the residency that fits your life

St. Kitts and Nevis offers three distinct residency categories. Applications on Nevis are handled by the Premier's Ministry; on St. Kitts, by the Ministry of National Security.

Pathway 1

Temporary Residency

ECD $1,500 / year  ·  ECD $750 (6 months or less)

For those who own or rent property in the Federation and wish to enjoy island life without a long-term commitment. Does not confer the right to work locally.

  • Ideal for retired expatriates and lifestyle residents
  • Open to spouses and dependant children under 18
  • No right to work in the Federation
  • Expires December 31 annually — renew October to December
  • Valid TB test (12 months) & RPR/VDRL (6 months) required
Pathway 2

Annual Residency

ECD $1,500 / year  ·  ECD $750 (6 months or less)

For those who want to live and work in St. Kitts and Nevis. Annual Residency grants the right to work in any business — not tied to a single employer.

  • Full right to work in any business sector
  • Suited to remote workers, entrepreneurs, and professionals
  • Open to expatriates and spouses of residency holders
  • Expires December 31 annually — renew October to December
  • Valid TB test (12 months) & RPR/VDRL (6 months) required

Long-term stability in the Federation. Open to those who have owned a qualifying property for a minimum of seven years, or who participate in the Retirement Programme. Permits residence; employment rights are not automatic.

  • Minimum qualifying property: US$350,000
  • Seven years of ownership opens the path to citizenship
  • Open to retired expatriates and long-term property owners
  • NSR identifies and secures qualifying properties
  • Valid TB test (12 months) & RPR/VDRL (6 months) required
  • All documents original or notarised; certified translations if not in English

A late renewal fee of ECD $100 applies to Temporary and Annual Residency applications filed after December 31. Always verify current requirements with the relevant Ministry before submission.

Permanent Residency is not just a lifestyle choice — it is a long-term investment in your family's future. After seven years of continuous ownership of a qualifying property, Permanent Residents may be eligible to apply for citizenship.

This is a distinct process from the Citizenship by Investment programme and involves its own requirements. NSR can facilitate introductions to the appropriate professionals to guide you on this pathway.

Frequently asked questions

What is the difference between residency and the Citizenship by Investment programme?

Residency gives you the right to live in St. Kitts and Nevis — and, in the case of Annual Residency, the right to work in any business. Permanent Residency permits long-term residence but does not automatically carry employment rights. Citizenship, gained through the CBI programme, gives you a full St. Kitts and Nevis passport with visa-free access to 150+ countries and can be obtained in 4–6 months with no residency requirement. Can I work in St. Kitts and Nevis as a resident?

Annual Residency grants the right to work in any business in the Federation — you are not tied to a single employer. Temporary Residency does not confer the right to work. Permanent Residency permits long-term residence but is generally not tied to employment rights unless specifically provided for in your approval.

What property do I need for Permanent Residency?

You must own a qualifying home with a minimum value of US$350,000. The property must be owned for a minimum of seven years to support an eventual citizenship application. NSR maintains a curated selection of qualifying properties and can identify options that match both the threshold and your lifestyle requirements.

Can I rent rather than buy?

Yes. Temporary and Annual Residency applicants may support their application through property rental. Permanent Residency, however, requires ownership of a qualifying home at the minimum investment threshold. NSR assists with both rental and purchase options depending on your residency category.

Does Nevis Style Realty submit residency applications?

No. NSR is a real estate agency. We do not submit residency applications on your behalf. Our role is to secure the right property and facilitate introductions to trusted legal and professional service providers who specialise in St. Kitts and Nevis residency applications.

Where do I apply — Nevis or St. Kitts?

On Nevis, Temporary and Annual Residency applications are handled by the Premier's Ministry (NIA). On St. Kitts, all residency types are processed by the Ministry of National Security.

When must I renew my residency?

Temporary and Annual Residency both expire on December 31 each year. Renewal applications are accepted between October and December. A late renewal fee of ECD $100 applies to applications submitted after the expiry date.
