Nevis Style Realty is a real estate agency, not an immigration firm. Our expertise is in finding and securing the right property — whether you are purchasing or renting — to support your residency application.
We work closely with trusted legal and professional service providers and can facilitate introductions to guide you through the full process. You get local real estate expertise and a warm handoff to the right professionals — all from one point of contact.
Start the ConversationSt. Kitts and Nevis offers three distinct residency categories. Applications on Nevis are handled by the Premier's Ministry; on St. Kitts, by the Ministry of National Security.
For those who own or rent property in the Federation and wish to enjoy island life without a long-term commitment. Does not confer the right to work locally.
For those who want to live and work in St. Kitts and Nevis. Annual Residency grants the right to work in any business — not tied to a single employer.
Long-term stability in the Federation. Open to those who have owned a qualifying property for a minimum of seven years, or who participate in the Retirement Programme. Permits residence; employment rights are not automatic.
A late renewal fee of ECD $100 applies to Temporary and Annual Residency applications filed after December 31. Always verify current requirements with the relevant Ministry before submission.
For Permanent Residency, your property must have a minimum value of US$350,000. NSR maintains a curated selection of homes in this range — from hillside retreats on Nevis to beachfront estates on St. Kitts.
Our portfolio has been pre-filtered to show homes at the qualifying threshold and above — a straightforward starting point for serious applicants.
Every client relationship starts the same way — with us understanding your situation, your goals, and the right property to support your application.
We start by understanding which residency category you are pursuing, your property preferences, your budget, and your timeline. Every situation is different and we tailor our approach accordingly.
For purchase, we match you to homes that meet the qualifying investment threshold. For rental, we find a suitable property to support your Temporary or Annual Residency application.
We coordinate site visits, provide transparent advice on every property we present, and support you through the purchasing or rental process with full local knowledge.
NSR connects you with trusted legal and professional service providers who specialise in St. Kitts and Nevis residency applications — ensuring your submission is complete and accurate.
All fees are government-set and subject to change. Verify current requirements with the Premier's Ministry (Nevis) or Ministry of National Security (St. Kitts) before submission.

Permanent Residency is not just a lifestyle choice — it is a long-term investment in your family's future. After seven years of continuous ownership of a qualifying property, Permanent Residents may be eligible to apply for citizenship.
This is a distinct process from the Citizenship by Investment programme and involves its own requirements. NSR can facilitate introductions to the appropriate professionals to guide you on this pathway.
If you are interested in a faster route to citizenship, our Citizenship by Investment programme — the world's oldest, established in 1984 — offers citizenship from US$250,000 with no residency requirement.
Learn About CBIResidency gives you the right to live in St. Kitts and Nevis — and, in the case of Annual Residency, the right to work in any business. Permanent Residency permits long-term residence but does not automatically carry employment rights. Citizenship, gained through the CBI programme, gives you a full St. Kitts and Nevis passport with visa-free access to 150+ countries and can be obtained in 4–6 months with no residency requirement. They are separate programmes serving different goals. Learn about CBI →
Annual Residency grants the right to work in any business in the Federation — you are not tied to a single employer. Temporary Residency does not confer the right to work. Permanent Residency permits long-term residence but is generally not tied to employment rights unless specifically provided for in your approval.
You must own a qualifying home with a minimum value of US$350,000. The property must be owned for a minimum of seven years to support an eventual citizenship application. NSR maintains a curated selection of qualifying properties and can identify options that match both the threshold and your lifestyle requirements.
Yes. Temporary and Annual Residency applicants may support their application through property rental. Permanent Residency, however, requires ownership of a qualifying home at the minimum investment threshold. NSR assists with both rental and purchase options depending on your residency category.
No. NSR is a real estate agency. We do not submit residency applications on your behalf. Our role is to secure the right property and facilitate introductions to trusted legal and professional service providers who specialise in St. Kitts and Nevis residency applications.
On Nevis, Temporary and Annual Residency applications are handled by the Premier's Ministry (NIA). On St. Kitts, all residency types are processed by the Ministry of National Security.
Temporary and Annual Residency both expire on December 31 each year. Renewal applications are accepted between October and December. A late renewal fee of ECD $100 applies to applications submitted after the expiry date.
Whether you are just beginning to explore residency or ready to find your qualifying property, NSR is your first call.
We will listen, advise on real estate options, and connect you with the right professionals — no pressure, just clarity.
