1) Initial Property Assessment

Every relationship begins with an initial inspection. We assess the property, identify immediate priorities, confirm owner preferences, and recommend a management plan that matches your needs.

2) Tailored Management Plan

Our services are not “one-size-fits-all.” We tailor the scope of work based on your property, usage patterns (private vs rental), and desired level of involvement.

3) Ongoing Oversight & Reporting

We perform scheduled visits, coordinate vendors, and provide monthly statements so you always know what’s happening with your home.

 

After the initial inspection, your property manager can coordinate and oversee the services below:
 
Property Visits & Inspections
  • Bi-monthly inspections (or as required)

  • Written updates to owners if anything needs attention

  • Recommendations for preventative maintenance and upgrades

Bill & Vendor Management
  • Payment of utilities and recurring bills (many can now be paid online)

  • Scheduling and payment of staff (as applicable)

  • Obtaining quotations for work (two contractor quotes when possible)

  • Supervision of outside contractors for major and minor works

Housekeeping & Turnover Support
  • House cleaning coordination (pre-arrival, post-departure, and periodic deep cleans)

  • Linen checks and inventory oversight (as needed)

Pool & Garden Care
  • Swimming pool maintenance coordination

  • Garden and grounds maintenance coordination

General Maintenance Coordination
  • Preventative servicing (A/C servicing, pest control, etc.)

  • Repairs and emergency response coordination

Accounting & Owner Reporting
  • Monthly statement of accounts (no extra charge)

  • Summary of income and expenses (where applicable)

  • Documentation of major work and approvals

Additional Owner Services

As requested, NSR can also coordinate:

  • Annual payment of property tax

  • Vehicle insurance renewals

  • Vehicle servicing and basic upkeep

  • Provisioning prior to owner arrival

  • Booking of transfers (taxi/water taxi), car delivery coordination, and other concierge requests

Short-Term / Vacation Rental Management

NSR can manage the full guest experience and day-to-day operations.

Commission to NSR: 25%

Included services may include:

  • Marketing support through NSR channels and selected rental platforms

  • Guest “meet & greet” service

  • Taxi / water taxi and transfer coordination

  • Car rental arrangements

  • Provisioning and pre-arrival setup

  • Cleaning coordination (pre/post and during stays)

  • Sightseeing and local assistance requests

  • Support during the renters’ stay

  • Monthly accounting


Long-Term Rental Management

Ideal for owners who prefer stable occupancy and longer lease terms.

Commission to NSR: One month’s rent (placement) or 10% per month

Included services may include:

  • Preparation of lease agreement

  • Inventory checklist and move-in preparation

  • Pre-tenancy cleaning coordination

  • Point of contact for tenancy issues

  • Rent collection

  • Monthly accounting

Note: NSR typically collects the security deposit upon signing of the lease. In general, the deposit is placed on the owner’s bank account.

NSR property management fees are determined based on the property assessment and the scope of services required.

Standard management fee range: US $250 – $500 per month

Common service rates (as applicable):

  • House cleaning: US $8 – $10 per hour

  • Pool maintenance: From US $150+ per month (based on pool size)

  • Garden maintenance: From US $200+ twice per month (based on grounds size and owner preferences)

For repairs, servicing, and specialist work, quotations are obtained and submitted for owner approval.


Communication & Approvals

We keep you as involved as you prefer.

  • You receive monthly reporting and updates as needed

  • We obtain approval prior to significant expenditures

  • In emergencies that protect the property from damage or prevent injury, we may act immediately and notify you as soon as possible
