Starting at one end of the spectrum, we have a half acre lot in New Castle, Nevis, for US$80,000. This is an increasingly popular residential area, tucked away on the northern end of the island and with each access to the circular road that is wrapped around Nevis. Views from the lot reach across the Narrows to St Kitts, and this is one of the few places on the island where you can expect to get glimpses of the drama of both sunrises and sunsets. One of the most popular areas of the island with expats are the lots on Fern Hill Estate. Watched over and protected by Nevis Peak, these homes look towards the west: think infinity pools reaching towards the Caribbean Sea and cocktails at sunset. Many permanent residents of the island live here, particularly those with young families, and they’re also popular as holiday options. The Nevis Island Administration is considering extending the first-time homeowner’s program that allows owners to receive their building materials free of Customs Duty and Service Charge and those renovating existing homes able to enjoy the same benefits on materials over $30,000. The only qualifying rule? That 80% of workers employed must be citizens of St Kitts and Nevis.

On St Kitts there are some increasingly high-end developments, primarily around areas such as Christophe Harbour and near the site of the new Park Hyatt hotel. Set above Turtle Beach on this exclusive south eastern peninsula is a 2.5 acre lot, available for US$4,300,000. The peninsula is dotted with luxury homes but this lot can be used for either private or commercial purposes, opening up some exciting possibilities for the right owner. With a range of fantastic beaches and great restaurants within a five minute drive, this lot has serious potential.
