Fractional Ownership

Owners purchase a share ownership in the residence ( usually 1/12) that gives them a certain number of weeks per year at the property and use of all amenities. By only paying for the time you use, fractional ownership can be a much more cost-effective way to stay in desirable locations.

Guaranteed Return

In the case where a person or a family are buying a fractional share to be able to apply for Economic citizenship The Developer will prepay to the new fractional owner the total sum of 42.000 USD directly after the fraction owner have paid in the whole purchase amount. This amount represents 7 years guaranteed rental income or 3%.

Purchasing Process

Option 1:

  • On signing of the Purchase Contract, the initial deposit of $20,000 shall be paid into the Developer's Attorney Escrow Account.
  • In the case where the Villa is already built, the remaining balance on the purchase price shall be paid into the Developer's Attorney Escrow Account in accordance of the Purchase Contract.

Option 2:

  • In the case where the villa has not yet been built, the intial deposit of $20,000 shall be paid into the Developer's Attorney Escrow Account.
  • The balance of the purchae price shall be paid into the Buyer's Attorney Escrow Account in accordance with the terms of the Purchase contract.

Option 3:

  • As a Non-National, an Alien Land Holding License is required to own property in the Federation of St. Kitts and Nevis. The License can be obtained form the government with the assistance of a local attorney. The process takes approximately two to three months for approval of the Alien Land Holding License to be granted.
