Kittitian Hill Property Ownership Options

In order to cater to the diverse needs of our clients, we have made two purchase options available:

 

The Lifestyle Option

Under this option, the owner will be responsible for all fees and costs. Purchasers of Whole Villas may choose to reside in their property year round or use their property as they wish, or they may choose to place their Villa in the Kittitian Hill Villa Rental Program. If you choose to place your property into the rental pool, whole villa owners are entitled to guaranteed use of their properties for up to 42 nights per year and to additional use subject to availability, providing the owners an opportunity to earn rental income.

 

Village Suites

 

  • With this option you can earn interest on all funds held in escrow.
  • Enjoy guaranteed use of your cottage or a similar unit for up to 42 nights during the Resort Season.
  • Have unlimited short notice use of your property or similar unit, year round (subject to availability).
  • The rental pool provides you an opportunity to earn income from the rental of your cottage.
  • Rental income from all the cottages is pooled and the net income is split between the owners (prorated) and resort manager. Since the cottages provide the rooms for the hotel it is mandatory that all the cottages must be placed in the rental pool.
  • Home Owner Association (HOA) Fees are US $10.00 per square meter, per month and include all administration, utilities, cable and internet, landscape maintenance, reserves for external painting and roof, common area maintenance, as well as security and management fees.
  • In addition to the HOA Fees, property insurance estimated at 1.15% and property tax at 0.2% of the value of the unit is payable annually.

 

Villa Fractions

 

  • With this option you can earn interest on all funds held in escrow.
  • As a fractional owner you may use your villa for up to 2 weeks during the High Season and 6 weeks during the Resort Season.
  • The rental pool provides you an opportunity to earn income from the rental of the property.
  • Rental income from all the fractional villas is pooled and the net income is split 50/50 between the owners (prorated) and resort manager. It is a requirement that all fractional villas be placed in a rental pool.
  • HOA Fees are US $1.00 per square meter per month and include all corporate, administration, utilities, cable and internet, landscape maintenance, reserves for external painting and roof, common area maintenance, security and management. HOA Fees are due biannually (every 6 months).
  • In addition to the HOA Fees, one sixth of the property insurance estimated at 1.15% and property tax at 0.2% of the value of the unit is payable annually.

 

Whole Villas

 

  • With this option you can earn interest on all funds held in escrow.
  • As a whole villa owner you may choose to live in your villa and become a member of our Kittitian Hill sustainable community or place your villa in the Kittitian Hill villa rental programme. In this programme every year you can decide when you want to use your villa providing you commit at least 24 weeks to the rental programme of which 6 weeks must be during the High Season.
  • HOA Fees are US $4.00 per square meter per month and include all administration, utilities, cable and internet, landscape maintenance, reserves for external painting and roof, common area maintenance, security and management.
  • In addition to the HOA Fees, property insurance estimated at 1.15% and property tax at 0.2% of the value of the unit is payable annually.

 

Investment Option 

This option is ideal for persons who are seeking to purchase property as an investment with limited interest in the use of their property. It is ideal for persons investing in property for Citizenship-by-Investment. This option offers:

 

  • Guaranteed return of 4% p.a. from handover to the end of the 5-year "must hold" period, as well as 2% p.a. on the amount placed in escrow from date of Certificate of Citizenship to date of handover. 
  • During the Investment period all Home Ownership association fees, property tax, insurance and club membership fees are paid by the developer - so there are no fees or costs whatsoever to be paid by the owner during the 5 year "must hold" period. 
  • Owner\'s use under the Investment Option is as follows;
  • Villa Suites Owners are entitled to 14 nights use during the resort season.
  • Villa Fraction Owners are entitled to 14 nights of use during the resort season.
  • Whole Villa Owners are entitled to 42 nights of use during the resort season.
  • After 5 years the Investment Option expires and full owner\'s use and responsibilities as set out in the Lifestyle Option are restored.

 

 

All Kittitian Hill Properties

 

  • All property owners are eligible for membership to the Kittitian Hill Golf and Tennis Club which entitles the member to preferential access to the Mango Walk Golf Course, the tennis courts, the fitness centre and many other resort amenities. Membership to the Kittitian Hill Golf and Tennis Club is mandatory for all property owners and costs US $2,100 per year (complimentary for investment option). 
  • As a Kittitian Hill property owner you are eligible to become a Gold member of the Interval International exchange programme. This complimentary programme allows members to exchange the use of their property at Kittitian Hill with over 2,400 other resorts worldwide. In addition Kittitian Hill will give you up to the equivalent of 2 weeks of exchange points when you pay for your property so that you can start enjoying the privileges of ownership while your unit -is under construction. 
  • Historically in the Caribbean High Season is from December 15th to April 15th of the following year. The Resort Operator of Kittitian Hill reserves the right to set the resort calendar which defines high and low season each year.
